San Francisco Real Estate Market Shows Impressive Growth and Resilience in 2024

San Francisco, CA – The real estate market in San Francisco continues to demonstrate robust growth and resilience, despite an awful picture portrayed by the media. Moreover, SF now sports a number of key metrics reflecting a strong upward trend.
In the second quarter of 2024, the median house sales price rose by an impressive 6% year over year!
The number of homes for sale as of July 1st also increased by 3% compared to the previous year. Overall, home sales in Q2 2024 surged by 9% year over year, indicating a thriving market.
Particularly notable is the significant rise in luxury home sales. Homes selling for over $3 million jumped by 29%, while those priced above $5 million soared by 54%. These figures reflect a strong demand for high-end properties in the city.
Market dynamics have also seen a shift, with overbidding percentages reaching their highest levels and average days on market dropping to their lowest in two years. This competitive environment has led to a decrease in the number of price reductions year over year. The single-family house market continues to outpace the condo market, highlighting differences in supply and demand between these segments.
Examples of Market Demand
A prime example of the current market demand is the recent sale of a property at 70 25th Avenue. Listed at $3.1 million, the property received 16 offers within a week and is expected to close around $4.1 million. Despite not being a large or view home, its character and move-in readiness attracted aggressive buyers, exemplifying the current market fervor.
Influencing Factors
Several factors are expected to influence the market positively as we move into the fall:
- Mortgage Rates: As of early July, mortgage rates remain around 7%. There is optimism for at least one reduction in the Fed’s benchmark rate this fall, which could trigger a surge in buying activity and increased competition.
- Stock Market Performance: The stock market’s sustained rise continues to fuel the buy-side market, providing buyers with the confidence and capital to invest in real estate.
- Homeowner’s Insurance: Although the homeowner’s insurance market remains challenging with rising costs and limited availability, coverage options are still accessible.
- Demographic Shifts: Recent Census estimates reveal an aging population in the Bay Area, with fewer children and a growing number of residents aged 65 and older. This demographic shift is likely to free up inventory of single-family homes as older residents choose to downsize.
As the city navigates the second half of 2024, these trends suggest potentially continued growth and stability in the real estate sector. We shall keep our eyes on the city by the bay!
